Record-shattering waterfront sales continue to fuel the
South Florida real estate market.

Coconut Grove single family homes surpassed previous records with an all-time high average sales price of $1,300,622 for the first six months of 2014. This included 18 sales over $2 million. That number is almost double the total for previous complete years. Coral Gables single family homes also reached a new high of $1,272,150 for the average sales price. There were 41 sales over $2 million.

I recently helped a young family purchase this spectacular home on Saint Gaudens Road in South Coconut Grove. One of the oldest structures in South Florida, the original cottage was built in 1904.

The home you see today was created in 1998 by a talented architect who was able to expand the cottage for today’s family’s needs yet keep the unique 1904 characteristics.

While reviewing historical papers the seller had given to us, I recalled this ad from the Miami Metropolis Newspaper published in 1897. Look at the phenomenal growth in the Magic City values.

Record-shattering Land Sale in Downtown Miami!

Downtown Miami is experiencing a land rush as builders and investors hurry to snap up the few remaining pieces of high-density waterfront property with development potential. Ugo Colombo, one of Miami’s leading developers, and partner Diego Lowenstein just sold this one and one quarter acre property in downtown Miami for $125,000,000 (One hundred twenty-five million).

The “Real Deal” reports that the property had received a major use permit in 2004 to construct a 609 foot tall building with up to 596 units. According to the new Miami 21 zoning code, as many as 1,250 units could be built there today. Robert Given and Gerard Yelming of CBRE Real Estate said “Interest was really varied. Groups from Asia, New York, Europe and South America showed interest in the site.” A group from Argentina led by prominent businessman, Alfredo Coto, who runs the large Coto Supermarkets chain in Argentina, purchased the property.
