Coral Gables had two record shattering transactions achieving the highest sale price ever in Coral Gables.  In Gables Estates 110 Arvida Parkway on almost two acres with protected boat dockage and a spectacular view sold for $25,800,000. In Cocoplum 9 Tahiti Beach directly on Biscayne Bay with breath taking views on just under an acre closed for $23,480,000.  Click here to see the sale details.

The average sales price for a Single Family home in Coral Gables increased from $1,419,559 in 2015 to $1,482,781 in 2016.  Homes in both Coconut Grove and Coral Gables continued to sell well.   These charts show the total number of Single Family home sales in Coconut Grove and Coral Gables.  Scroll down and you can see various price ranges.

The average sales price in Coconut Grove for 2016 is down to $1,404,713 from a high of $1,526,559 in 2015.  In my opinion this reflects the shortage of waterfront estate homes available in 2016 rather than a slowdown in the luxury market in Coconut Grove.  Buyers can not buy something that is not on the market offered for sale!

Our Coral Gables and Coconut Grove waterfront properties have consistently proven to be spectacular investments. As most of the land is now built up, Sellers on the coveted bay front or canals can command high prices. Buyers can be assured of the value as there is no more land with boat dockage that affords no bridges to the bay.


In the photo I am in South Grove at the Kampong National Tropical Botanical Garden, one of the last large bay front estates. It is an approx. 11 acre tropical plant research garden that once belonged to David Fairchild.

In 2015 five smart and sophisticated buyers went on a shopping spree and purchased exceptional Bay front (or near Bay front) Coconut Grove estates at prices between $7,000,000 and $13,400,000. Click here for the list and prices and a few details of each property.

This year (2016) in North and South Coconut Grove the highest closed sales price for a single family Bay front home was $5,936,000 on Biscayne Bay in North Grove.

Note the median sales price for Single Family homes in Coconut Grove for 2016 rose to $1,125,000 from $1,075,000 in 2015.  As you can see on the chart below there is sustainable growth in the luxury market in both North and South Grove.  Click here to see sales from the three latest quarters in Coconut Grove. Call me if you wish a more detailed analysis of your neighborhood.

4060 El Prado

As usual Coconut Grove is unique.  Notice below in the Coconut Grove chart that there are eleven homes on the market and five are pending.  This is consistently the most popular price range in the Grove. Three homes pended last month and that reflects only a three to four month supply which is definitely a seller’s a market.  Most realtors and other real estate statisticians agree that a six month supply is an even market for both buyers and sellers.  Many of our price ranges appear to be moving toward a “Buyer’s” market.

While each price range is different, there are several very important trends in common. The number of homes for sale is slightly up and the number of closed sales and pended sales (when buyers and sellers have agreed on price and terms and not closed yet) is down. As an average days on the market have increased from ninety-three in 2015 to one hundred thirty-eight in 2016. Homes sell at an average of ninety-three percent of list price.  That has remained constant.

Both the Coral Gables and Coconut Grove markets reflect high demand for the homes under $1,000,000.
