Exciting news! The number of sales is showing growth, both in Coral Gables and Coconut Grove as well as throughout Miami-Dade County.

Waterfront properties in our sunny South Florida are hot. Six gorgeous bay front properties have already closed this year, including a Mediterranean compound with two guest houses, a tennis court and a “mini”marina with a 2-story boat house on almost three acres at 158 South Prospect. This estate, in the midst of a restoration and addition, sold for $14,100,000.

As a point of interest about our properties, we had sold the South Prospect property for
$1,600,000 in 1986. That was one of the highest sales ever in Miami-Dade County.
Today at $14,100,000 it is in the top ten!

There are two other growing segments: the always popular “Brand New Construction” or “Like New” homes, and the Classic Mediterranean and Vintage Character homes. The new and nearly new homes are selling well in the $1.2 to $1.7 million range. Twelve have already sold in Coconut Grove and Coral Gables this year.

The Classic Mediterranean Mansions and other Vintage Character Homes on the larger lots in Coconut Grove and Coral Gables are now showing strong sales.   After a year when only four of these “Grand Old Dames” over $1,500,000 had sold (and three of those were on golf courses), we have suddenly seen eight of these significant homes with closed or pended sales in the last two months. Five of those are in Coconut Grove on lush tree filled lots. I actually held this report because I knew the offers were working and wanted to share the results. Astute buyers know the value of a true work of art designed by Walter DeGarmo, George Fink or Phineas Paist, three of our most famous early architects.
