The number of home sales is showing a slight increase in Coconut Grove and Coral Gables. There have been 61 sales in North & South Grove and 175 in Coral Gables in the last six months. Below I have included the list of closed sales for the last six months and current pending sales in Coconut Grove as well as pending sales in Coral Gables for the last thirty days. Mortgage News

A bright spot of news in today’s mortgage market is a new program from Gibraltar Private Bank & Trust. Today appraisers are very conservative and buyers do sometimes find a home they are purchasing will not appraise for the full purchase price necessary for the Jumbo loan. Peter Hutchison, a loan professional at Gibraltar, advised me that on the loans that they plan to keep in their portfolio, Gibraltar will let the buyer purchase a CD at Gibraltar for the amount of money needed to bridge the gap from the appraisal.
