Wow! As the smart buyers continue to snap up our well priced properties, the number of single family homes in Coconut Grove and Coral Gables has dropped to 2005 levels. This is great news if you are thinking of selling. Check out the charts below to compare sales figures. Watch the rise in pending sales and drop in number of homes on the market. *

While prices are gently beginning to firm up, there has not been a substantial rise in selling prices as buyers are still very value conscious and cautious lenders and conservative appraisers are a frequent concern.

Several people have asked me, "What is the most popular price range in Coconut Grove and Coral Gables?" The price range between $1.0 million and $1.5 million is a clear winner in both Coral Gables and Coconut Grove. Next is the range of $500,000 to $700,000.

Note there are more properties at the lower end of the market in 2011 than 2005. In 2005 we could not find a house under $300,000 in Coral Gables and there was nothing available under $500,000 in Coconut Grove. Therefore they were not on the survey. Now we have begun to add those price ranges back.

All sales information is from the South Florida Multiple Listing Service.

* Note:   These numbers are slightly different than history you may see on earlier PlattProperties surveys. I use only Single Family homes in North and South Grove & I use the number on the day I pull the sales information. Joe Parker, our generous statistician, from the Klock Parker Group who does this survey, uses an area survey that includes some homes north of US1 and he uses a three months rolling average for pending and closed sales.   His numbers would be slightly higher than mine. Both are excellent comparisons.
