Thank you to each of you that emailed your views. Everyone’s ideas on our recovery for the economy as well as real estate, ranged in directions as varied as the arrows above. Won’t it be great when they all point up!

A flurry of buying activity fueled by low interest rates has continued to increase the number of sales in North and South Grove as well as Coral Gables. One of my South Grove sellers recently ordered an appraisal and we had six recent sales within the last two months that were all within the nearby neighborhood. They were all “arms length” transactions,” not foreclosures or “short sales.”

Look at the steady gain in the number of sales over the last year.

Check out the North Grove, South Grove and Coral Gables sales charts below and you will see the majority of the sales are in the $500,000 to $1,000,000 range with good activity in the $1,000,000 to $2,000,000 range.


Looking Ahead in 2010!

We look to an exciting 2010 as first time home buyers can continue to take advantage of the $8,000 tax credit. Many additional home buyers will be able to take advantage of the new tax credit of $6,500 for repeat purchasers that have lived in their current homes five consecutive of the last eight years.

You can find details at www.federalhousingtaxcredit.com. The contract must be signed by April 30, 2010 and close before June 30, 2010. While income and price range limitations do apply, (they range up to $225,000 for a married couple and $800,000 for the purchase price of a home), we believe that the benefits from these exciting programs will “percolate up” to help stimulate all of our markets.

Remember you can “port” part of your current property Homestead tax assessment savings cap with you. Visit www.Miamidade.gov/pa/ to determine your tax savings.
