Strong sales in all price ranges continue in Coconut Grove and Coral Gables as eager buyers take advantage of the record low interest rates and affordable prices. The number of single family homes for sale in Coral Gables has decreased from 426 in July 2010 to 255 now in July 2012.

Coconut Grove has seen even a sharper drop in the number of available single family homes, especially in the lower price ranges. In July 2010 there were 170 single family homes available in North and South Grove, and now in July 2012 there are only 105.

Check out the chart below and you can see that the ever popular $1,000,000 to $1,500,000 price range is selling well.

**"Pending" A sale is called 'Pending' when Buyer and Seller have agreed to the terms in writing and the transaction has not yet closed.

*** It is hard to achieve a true average with such a small sample. In Coconut Grove one home on Braganza sold in 11 days and another home on Matheson sold in 328 days. The Gables number of 108 days is a truer reflection of the market.

While all price ranges are selling well, this drop in the number of available homes is especially evident in the $500,000 to $750,000 price range. Last year there were 35 homes for sale in Coconut Grove between $500,000 and $750,000. July 2012 there are 13.
