The answer to the second question is easy. Our unique and exciting South Florida communities have had a record breaking number of sales for 2011 across all segments of the market. Check out the charts below to see the patterns for single family homes in both Coral Gables and Coconut Grove. The inventory is at the lowest level since the end 2005.

Our average sale price and median sales price both appear to be on the road to recovery. This is great news to anyone thinking of selling.

** As there are no “on the market” figures for the end of 2005 I used the 67 from the end of June 2005 and used the 143 from the end of March 2006.  Look how quickly the inventory had grown.

Now for a word of caution when reviewing statistics.  Trends are subtle and not always easily spotted.  Notice Coconut Grove in 2008, the year with the fewest sales, had the highest average sales price.  The smaller number of sales was dramatically affected by the ***15 upper tier sales over $2,000,000.  Those luxury sales overstated the average for 2008 and then it appeared to fall unrealistically low when there were only ***4 sales over 2 Million in 2009.

International buyers from Canada, Europe, Russia, South America, Mexico and Asia are, in many cases, driving the recovery in South Florida.  They love our lush exotic tropical gardens, our stunning waterfront homes with breathtaking views, our exceptional shopping and our world class dining experiences.  Corporations from around the world continue to open offices and call Miami home. 

The Miami Airport expansions coupled with the improvements at the Port of Miami are continuing to support our ability to be a World Class International Trade Center.
